Note, we legally need to give 24hrs notice to current tenants, so don’t dismayed if we say we can’t show you your home of choice that minute.
Is their any negotiation on rent?
Certainly. But why would you want to pay more?
Can we renew our contract?
Given you’re model tenants, of course!
How long’s the contract?
Usually 12 months. There are occasions when we issue 6 month contracts, but they are not the norm.
What sort of tenancy is it?
All our tenancies are Assured Shorthold Tenancy Agreement, approved by the Residential Landlord’s Assocation.
Do your contracts mean we’re jointly liable?
If it’s a joint tenancy agreement, which most of ours are, yes.
How do we pay the rent?
Either by the 28th of each month by standing order, or on a quarterly basis.
Are bills included?
Don’t be insane. No. Gas, electricity, water, telephone and internet costs are you’re responsibility. Budgeting between ₤5.00 and ₤10.00 per person per week extra should cover these costs.
What about council tax?
you’re a student, turn the other cheek, you’re exempt. If you’re a professional, then unfortunately yes, pay you must.
How much is the deposit?
This varies from either a the equivalent of a month’s rent or a month and a half. It’s usually dependant on how high the standard of the property is.
What about admin fees?
Yes. They are charged. Why? The amount of paperwork we’re obliged to wade through on your behalf is quite spectacular/unpleasant. The good news is we don’t ask for any admin fees up front, they are taken from your bond at the end of your tenancy.
What if we don’t get on in the house? Can we get out of our contract?
You’re talking like a Wildman or madam. Legally no, since you’ve signed a contract which binds you to a specific rental period, usually 12 or 6 months. However, we appreciate difficult circumstances can and do arise, if and when they do, get in touch and we’ll try our best to help.
Do we need contents insurance?
Indeed.
What’s this about parking permits ?
Ahh! Parking. Now we’re talking. Love or loathe it… etc.etc. the majority of properties you will view, not just from us, come under “Permit Only” zones. Sorry? Stealth taxes? Propping up the billionaire bankers? Don’t be silly. Anyway, usually you are allowed two per property for the year, but you’re best to check with the council on 0114 272 6444.
